Dana-Farber Cancer Institute is expanding at 5 Branch St. in Methuen, a 94,125-square-foot medical office building that has recently been repositioned by Boston-based Marcus Partners. Dana-Farber will use the facility for cancer and blood disorder care and outpatient services for Merrimack Valley residents.

Marcus invested $25 million to redevelop the property with new building systems, entrance and lobby and a cafe in the building. Dana-Farber previously occupied 48,000 square feet in the building, and has since expanded to 61,000 square feet.

“Our deep experience in medical facilities allowed for us to support the amazing team at Dana-Farber in creating a destination for treatment and wellness that is unmatched in this region,” said Peter Cameron, a principal at Marcus Partners, in a statement. “We are excited about the opportunity to accommodate like-minded medical groups in the remainder of the facility.”

Some 30,000 square feet is available to lease in the building. Michael Greeley of Newmark Knight Frank is the building’s listing broker.
